Instead of marking up trades like a general contractor, we charge a flat management fee, competitively bid every trade through a vetted builder network, and track budget, schedule, and quality in real time — targeting a delivered cost up to 10% below your best competing bid.
Most homeowners building an ADU or a new house get the same deal: a single builder hands them one price, adds a markup to every line, and controls all the information. If costs climb, they find out late. If something's unclear, they chase it.
Ground Rise Build flips that. We're a project management company. You hire us to plan your project, competitively bid the work, and run the entire build on your behalf — with the budget, schedule, and quality visible to you in real time. Our incentive is your delivered cost, which is why we can usually beat the best bid you've already received by up to 10%.

Plenty of builders now show you a slick dashboard. Almost none change the thing that actually decides your cost: how they get paid. A markup contractor profits when your job gets more expensive. We do not — we are paid a flat, transparent management fee, so every dollar we save on competitively bid trades is a dollar that stays with you.
It is a structural advantage an incumbent general contractor cannot simply copy without dismantling their own business model. The real-time tracking is how we prove it works; the independent fee model is why it works at all.
