ADUs, built for up to 10% less.
Backyard units, garage conversions, and junior ADUs across San Francisco and the Bay Area — designed, permitted, bid, and built under one accountable project manager.
What is an ADU?
An ADU (accessory dwelling unit) is a smaller, independent home built on the same lot as a primary residence — with its own kitchen, bathroom, and entrance. In the Bay Area, homeowners build ADUs to add rental income, house family, or create flexible living and work space, and to increase the long-term value of their property.
California has some of the most ADU-friendly laws in the country, but the rules — setbacks, size limits, parking, utility connections — still vary city by city. That's exactly the kind of detail a dedicated project manager exists to handle. We know the Bay Area jurisdictions, and we keep your unit fully compliant while protecting your budget.
Every kind of unit, managed end to end.
Whatever fits your lot and your goals — we scope it, price it honestly, and build it.
Detached ADUs
A free-standing unit in the backyard — the most private, most flexible, and highest-value option for most lots.
Garage Conversions
Turn an underused garage into a legal, comfortable living unit — often the fastest and most affordable path.
Junior & Attached ADUs
A JADU carved from existing space, or an attached unit added to your home — efficient ways to add a rentable room.

One unit. Several ways it pays off.
- Rental income — a long-term tenant or flexible stay can offset your mortgage.
- Multigenerational living — keep family close with their own private space.
- Property value — added, permitted square footage raises what your home is worth.
- Work-from-home space — a quiet, separate studio or office steps from your door.
And because we manage it as a project — competitively bidding the trades and tracking every dollar — you capture that upside for up to 10% less than a typical builder would charge.

Bay Area ADU FAQ.
How long does an ADU take to build?
Most Bay Area ADUs take about 4 to 8 months from permit approval to completion, depending on size, site access, and your city. We manage permitting and pre-construction in parallel to keep things moving.
How much does an ADU cost in the Bay Area?
Costs vary widely with size, finishes, and site conditions, so we won't quote a number sight unseen. What we will do is build a transparent, line-item budget — and target a delivered cost up to 10% below your best competing bid.
Do I need a separate address or utilities?
It depends on the unit type and your city. We handle the addressing, utility connections, and code requirements as part of managing your project, so you don't have to navigate it alone.
Can I rent out my ADU?
Yes. Detached and converted ADUs can be rented as independent units, and many homeowners build them specifically for rental income or long-term property value.
